  1. What kind of credit score do I need to qualify for a lease?
    • We require a minimum FICO score of 650 to apply for a townhome.
  2. How do we communicate with you?
    • Typically, we prefer our communication is done through email or through our online portal system called "Buildium". You can also contact us at 253-459-5064. 
  3. How do I make an application for a lease?
    • At the top right of the Home page, there is a link to click called "Apply Now".  After clicking on it you will be taken to a rental application page. It will have the units that you are interested in making the application for. Click on the unit of interest and it will take you to the "Create Your Account" page.  The best thing to do is to create an account so that we can communicate with you through the portal as we go through the process. This will also allow you to get back in the portal at any time to check on the status of your application. If you choose to skip creating an account, it will take you straight to an application page where you can fill out your information. There is a $50 application fee that will be required to pay at the end of the application. This fee pays for the background and credit check required to get lease approval. Once the credit and background checks are complete, we will notify you as to the next step in the process. 
  4. How are lease payments made?
    • Once you are approved for a lease and signed up in our "Buildium" portal, we will send you a link that you can setup your monthly payments to be made by EFT or credit card. You can have the payments be automatic or you can make them manually. There is a $1.00 fee for EFT's and 2.99% on credit card payments. Payment is due on the 1st of the month. If payment isn't received, a one-time fee equal to 10% of recurring charges will be charged on the 3rd of each month.
  5. How do I get service or repairs done?
    • You can request any service or repair requests right through the "Buildium" portal as needed and be able to track the process of the repairs at any time. 
  6. What utilities will be my responsibility and what is paid by the landlord?
    • As a tenant you will be required to pay for garbage, water, electricity, and gas. The landlord pays for the sewer, common area utilities, and landscape maintenance.
